Below is a summary of the essential elements every residential or commercial lease contract must have:

- Lessor (property owner): full name, ID number, address.
- Lessee (tenant): same personal details.
- For companies: legal name, RUC number, and legal representative.
✅ 2. Property identification
- Exact address.
- Detailed description of the property: number of rooms, bathrooms, furniture, included services, and property condition.
✅ 3. Contract duration
- Can be for a fixed term or indefinite.
- If the duration is not specified, it is presumed to be one year based on the use of the property.
✅ 4. Rent amount and payment terms
- Monthly rent amount.
- Payment due date and method (cash, bank deposit, transfer).
- Indicate if VAT is included (for commercial rentals).
✅ 5. Security deposit
- Typically, equivalent to one month of rent.
- Refundable at the end of the lease if there are no damages or outstanding payments.
✅ 6. Rights and obligations
- The lessor must provide peaceful use of the property and deliver it in good condition.
- The lessee must pay rent on time and maintain the property in good condition.
